Prices and Taxes
Rates are confirmed at the time of booking and will not change once reserved. All reservations are subject to applicable state and local taxes. The property reserves the right to correct any obvious pricing or clerical errors prior to arrival.
Payment and Check-In / Check-Out
Payment is collected on the scheduled check-in date. A valid credit card is required at booking and must remain on file for the duration of the stay. Early check-in and late check-out may be granted on a case-by-case basis and are not guaranteed. No deposits are required unless otherwise stated.
Age Requirement & Minors
Guests must be 18 years of age or older to book and occupy a room. Unaccompanied minors are not permitted. Parents or legal guardians are fully responsible for the supervision, safety, and conduct of minors at all times.
Registered Guests Only
Only the individual(s) listed on the reservation are permitted on the property. Outside visitors, additional guests, or unregistered occupants are not allowed without prior approval. The property reserves the right to deny access or terminate a stay without refund if this policy is violated.
Smoking Policy
Smoking is strictly prohibited inside all rooms, cabins, and enclosed areas. This includes cigarettes, cigars, vaping devices, e-cigarettes, marijuana, or any other smoking substances. Evidence of smoking may result in additional cleaning or damage charges and possible termination of the stay without refund.
Accessibility
The property does not offer ADA-accessible accommodations. Guests with accessibility needs are encouraged to contact the property prior to booking to confirm suitability. Features not explicitly listed cannot be guaranteed.
Parking
Complimentary parking is provided for registered guests and limited to one vehicle per room. Additional vehicles may be permitted only with prior approval. Parking is not permitted for RVs, trailers, boats, or oversized vehicles.
Events & Gatherings
Parties and events are not permitted. Small family gatherings may be allowed only when multiple units are rented together and must remain quiet and respectful of other guests. Unauthorized events may be shut down immediately without refund. Any damages, disturbances, or excessive cleaning will be charged to the responsible guest.
Guest Conduct & Quiet Enjoyment
Guests are expected to be respectful of other guests and the property at all times. Excessive noise, disruptive behavior, or violations of property policies may result in immediate termination of the stay without refund.
Issues & Disputes
Guests must report any issues during their stay to allow the property an opportunity to address them. Issues not reported during the stay may not be eligible for adjustment or refund. These terms are governed by the laws of the State of Vermont, and any disputes shall be resolved in Vermont courts.
Personal Information
Guest information is used solely for reservation management, communication, and payment processing and may be shared with third-party booking platforms and service providers as necessary. Guest information is not sold.
Liability
Guests stay at the property and use all rooms, grounds, river access, pool, and amenities at their own risk. The property is not responsible for injuries, accidents, or losses. The property is not liable for lost, stolen, or damaged personal belongings.
Force Majeure
The property is not responsible for disruptions caused by events beyond its control, including severe weather, power outages, internet outages, natural disasters, or government actions. Refunds or credits in such cases are issued at the sole discretion of the property.
Third-Party Bookings
Reservations must be made by the registered guest staying at the property. Only registered guests have rights under these terms.
Waiver
By entering the property, guests voluntarily assume all risks associated with their stay and waive any claims against the property, its owners, and staff except where prohibited by law. Severability
If any portion of these terms is found unenforceable, the remaining provisions shall remain in full force and effect.
Agreement
By checking in and occupying the room, the guest acknowledges that they have read, understand, and agree to all property policies and terms of stay, including payment terms, cancellation policies, liability waivers, and use of amenities at their own risk.
Reservations may be canceled free of charge up to 3 days prior to arrival. Cancellations made within 3 days of the scheduled arrival date, as well as no-shows, will be charged one night’s room rate plus applicable taxes.
